We’re approaching the end of our series of articles looking at sustainability in property management, specifically in repairs and maintenance. So far we’ve covered outdoor spaces, urban mobility, EV charging, food waste and now we look at energy efficiency and how this can be influenced within a property manager’s portfolio.
First, why bother?
According to the IPCC (the Intergovernmental Panel on Climate Change, “Our climate challenge is a shared global challenge – and it is largely an energy challenge. Energy accounts for over two-thirds of global greenhouse gas emissions. This means energy must be at the heart of any solution.” Read more
Whilst this issue is much bigger than individual households, we can of course take steps to contribute to the solution. Often, more energy-efficient solutions are also more financially efficient solutions too, so let’s take a look at four ways property management companies could help put energy at the heart of the solution.
Is your portfolio efficient?
This is simple but could be a very effective small step to take. When replacing bulbs in communal areas, doorways in fire exit signs, lifts, or any other area managed by a property manager, instruct contractors to install energy-efficient bulbs.
Is your portfolio renewable?
Whilst we are on the topic of bulbs, who supplies the energy across your portfolio? By switching to a renewable energy supplier, you are making a huge statement about contributing to climate change. There are many on the market now so utilise a price comparison site and you never know you could save owners money.
Do your owners need somewhere to charge up?
Continuing on the electricity theme, we have now published two articles about EV charging points and how the industry can get involved in this important aspect of future living. Fossil fuel cars are slowly being removed from the roads and the future is electric. By getting ahead of the game, property management companies can meet the needs of future flat dwelling owners who will need and demand EV charging points.
Is your portfolio draft proof?
Keeping the heat in and the cold out of communal areas will have a positive knock-on effect on the inside of owner’s homes. Organising a professional draft proofing specialist to assess whether this aspect of each building can be improved.
Everyone is now aware of climate change and when businesses show they are doing something positive to contribute, people respond to it. If your property management company is already implementing sustainability measures or you plan to, make sure you let people know about it. Communicate it on your website, on invoices, or through meetings you have with owners.
